Paul Revere Restaurant was set to serve its final dinner at 447 High Street on Sunday, August 30. Snappy Pattys, across the street at 454 High Street, served its last customers on Saturday, September 26. A long-running restaurant closing on each side of the same block of West Medford Square, both within one month, looks like the start of a vacancy problem.
So far it hasn't turned into one. Eleven days after Paul Revere closed, the restaurant announced it would carry on under a new owner. Within a week of the Snappy Pattys news, two local outlets reported that an Irish pub was set to take the space. That makes three addresses on this stretch of High Street that have changed hands, or changed course, in under a year, and none of them has sat empty.
| Address | Most recent tenant | Status as of October 7, 2026 |
|---|---|---|
| 421 High St. | Twisted Tree Cafe | Open since November 2025 |
| 447 High St. | Paul Revere Restaurant | Closed August 30; new ownership announced, no reopening date yet |
| 454 High St. | Snappy Pattys | Closed September 26; Rory O'Connor's Irish Pub slated to move in, no opening date yet |
Paul Revere changed hands in eleven days
The first closure came out of nowhere. In August the owners announced they would retire, ending a 26-year run that began in 2000. WhatNow Boston's report described it as a family-owned breakfast and lunch place with comfort-food staples like French toast, eggs Benedict and pancakes, near the West Medford Commuter Rail stop on the Lowell Line. The farewell post called the restaurant a place for birthdays, anniversaries and first dates, and said it had been "more than a business; it has been a community and a family."
On September 10, Boston Restaurant Talk picked up a follow-up post from the restaurant's Instagram account:
Paul Revere still rides! We're thrilled to announce...Paul Revere Restaurant will continue under new ownership! ... we couldn't be happier to pass the lantern to a longtime Medford resident who will carry on the spirit and legacy of this special place.
That announcement is the only one so far. As of early October, no reporting we found names the new owner, gives a reopening date, or says whether the menu or hours will change. The post's own wording was "Stay tuned for more updates and news from Paul Revere's new owners." Until the doors reopen, 447 is a confirmed handoff with no confirmed date.
At 454, the next tenant was already lined up when the news broke
Snappy Pattys arrived in August 2014. It took over a space that had been Pompei and Company Stained Glass, and the name came from its mini patty-melt sliders on brioche, according to Patch's October 2 report. It opened with 36 seats. Over the years it added plans for a roughly 50-seat patio, took over the space next door that used to be a women's gym, and reached 82 seats with a bar and a separate dining room. By the end it served lunch, dinner and weekend brunch from a seasonal scratch kitchen.
The closing statement read, "after 14 incredible years of serving this community, we have made the difficult decision to close our doors."
Paul Revere needed a separate announcement before anyone knew what came next. At 454, the successor showed up in the same news cycle as the closing. Patch reported that Rory O'Connor's Irish Pub is slated to take the location, with no opening date or other details announced yet. Hoodline's September 30 story added that a Craigslist post in September was looking for a head chef for a new West Medford opening, and it also found no opening date.
The space being handed over is a finished 82-seat restaurant with a bar already built in. For a new operator, that's a much shorter road than building out an empty storefront. The paperwork can still slow it down. Medford's License Commission handles restaurant alcohol licenses, and the city's rules say no liquor license can be transferred without the commission's authorization. We found no application or hearing for the pub as of this week.
The newest breakfast spot on the block opened less than a year ago
Losing two breakfast-and-brunch kitchens in a month would hit harder if the block hadn't just gained one. Twisted Tree Cafe opened its West Medford location at 421 High Street in November 2025, a few doors from Paul Revere. It serves all-day breakfast plus sandwiches, salads and soups. It's the most recent new opening on this stretch, and it means that while 447 waits for its new owner, there's still somewhere on High Street to get eggs at any hour.
Weekend mornings have another option a short walk off the square. Goldilox Bagels at 186 Winthrop Street, on the Winthrop and West corner, is open Fridays from 7 to 11:30 a.m. and Saturdays and Sundays from 8 to 11:30 a.m. It advertises cinnamon rolls on Fridays and Saturdays. Those short hours make it a morning-only stop, and they leave the midday and evening slots on High Street to the restaurants changing hands this fall.
Put together, the block has turned over in pieces. One cafe opened last November, one breakfast place is between owners, and one brunch-and-dinner restaurant is becoming a pub. There's never been a week this fall without somewhere to eat breakfast on the block.
The station next door got easier to use
The commuter rail stop that every one of these write-ups mentions also changed recently. The MBTA finished mini-high platforms at West Medford station on March 10, 2025, giving riders stair-free, level boarding, Gotta Know Medford reported. Hoodline described Paul Revere's address by its closeness to the Lowell Line stop. That steady flow of people past the platform is a big part of what an incoming owner at 447 or 454 is taking on.
If you read about West Medford Square's streetscape on the city's Complete Streets page, keep in mind that its intersection and High Street-at-Allston items are filed under the 2019 program. They describe earlier work, not anything currently underway.
What to watch between now and the holidays
The two pending handoffs and the next weekend on the calendar are the dates to track.
- Paul Revere's new owner. The next announcement should name the owner, give a reopening date, and say whether the breakfast menu stays as it was. The restaurant's own social accounts broke the first news, and Boston Restaurant Talk picked it up within days.
- Rory O'Connor's at the License Commission. The commission meets monthly on the third Wednesday, except in July and August. If a liquor license transfer for 454 High Street appears on an agenda, that's usually the first public paperwork before an opening date.
- Saturday, October 24. The Brooks Estate has its Fall Clean Up scheduled that day. That evening, Medford Recreation hosts its sixth annual Halloween Fest & Pumpkin Float at Wright's Pond from 6 to 8:30 p.m. It's free and features carved pumpkins floating on the water and a lantern-lit path of children's artwork. This year adds a first-ever Kids Costume Parade at 6:45 p.m. Details are on the Medford Recreation program page, and if you're making a day of it, our Medford summer guide covers the Fells walk up to Wright's Tower.
